Diagnostic Walkthrough — $450–$650
This is the flagship service — the one most clients should choose. A full‑spectrum evaluation of the home as a single, interacting system. I study how structure, mechanicals, electrical pathways, moisture, materials, and actual use patterns influence one another to reveal the home’s true behavior.
Outcome: clear understanding of current conditions, identification of risks, and a prioritized action map that helps you make better choices moving forward.
Pre‑Purchase Diagnostic — $500–$750
Before buying a home. A deeper, more accurate alternative to a traditional home inspection. Identify hidden risks, drift patterns, and failure modes that inspections routinely miss, giving you stronger bargaining power before you finalize a purchase.
Outcome: negotiation leverage, informed decision‑making, and protection from costly surprises.
Renovation Behavior Assessment — $450–$700
Before building that addition or renovating the bathroom. This is the “idea” stage. A system‑behavior evaluation before design, demolition, or contractor bids begin. This reveals how the home is likely to respond to planned changes, preventing misdiagnosed issues, scope creep, and wasted budget.
Outcome: clarity, realistic expectations, and a renovation plan to help prevent mistakes.
Renovation Stewardship Package — $300-$450
A guided, three‑phase diagnostic partnership that protects your investment throughout the renovation process — before, during, and after the project.
Short, clean, and to the point. This does not include an assessment prior to planning. This is for after you make your choices on renovation. We insure you stay informed throughout the project. (See Combined Renovation Clarity Package to purchase both services)
Combined Renovation Clarity Package — $600-$950
Includes the Renovation Behavior Assessment and the full Renovation Stewardship Package. Clients receive a $100 efficiency credit when both are scheduled together.
Failure‑Mode Investigation — $300–$600
For problems or symptoms you need help finding the cause and solution for. Ideal for moisture anomalies, structural irregularities, mechanical behavior, electrical symptoms, or unexplained patterns.
Outcome: a clear diagnosis of what’s actually happening, why it’s happening, and what needs to be done next.
Add‑On Services
Priority Map & Action Plan — $150 A detailed written result with photos and information that covers everything the diagnostic discovered. This is in addition to the basic summary result offered for each service.
Contractor‑Neutral Second Opinion — $125 An unbiased review of contractor findings or proposed scopes of work.
Re‑Inspection / Confirmation — $150 A follow‑up visit to confirm that repairs or changes were successful.
