The Quarterly Subscription is preventative maintenance performed by a trained worker. The Annual Check‑Up is a diagnostic review performed by the StructureSense diagnostician. One maintains the home seasonally; the other evaluates long‑term behavior and emerging issues.
2- Do I need a full Diagnostic Walkthrough before I can get the Annual Check‑Up?
Yes. The Annual Check‑Up is only available to clients who have completed a full Diagnostic Walkthrough within the past 12 months. This ensures we understand your home’s baseline before tracking changes.
3- How long does a whole‑home diagnostic take?
It depends on the home. Most diagnostics take a few hours, but complex or unusual homes can take most of the day. The visit lasts as long as needed to understand the home’s behavior — not a minute less.
4- Does the diagnostic include the outside of my home?
Yes. Anything that influences your structure is evaluated. This includes exterior water management, grading, drainage paths, roof‑to‑wall transitions, siding behavior, foundation exposure, soil conditions, and any exterior elements that affect how the home moves, breathes, and handles moisture.
5- During a mid‑renovation check‑up, do you come while the contractor is there or after they leave?
Either works. Some clients prefer I come while the contractor is present so everyone can align on the plan. Others prefer I come afterward to independently evaluate the work and the home’s behavior. You choose the timing that fits your situation.
6- Do you use thermal imaging?
Yes. Thermal imaging is used when it helps reveal moisture patterns, insulation behavior, airflow anomalies, or temperature drift. It’s a diagnostic tool, not a gimmick.
7- What kinds of recordings do you take during a diagnostic?
I record video throughout the entire visit, along with still photos and specialized footage when needed. This creates a clear record of the home’s behavior and allows you to review findings at your own pace.
8- Are my services confidential?
Yes. All diagnostic recordings, photos, notes, and reports are confidential and used solely for your service. Nothing is shared with contractors, third parties, or anyone else without your explicit permission.
A full copy of all recordings—including video, still photos, and any specialized footage—is provided to you after the visit. You always retain ownership and access to your home’s documentation.
9- Am I required to be present during the diagnostic?
No. You don’t have to be there. However, following along can be beneficial — you get first‑hand explanations, real‑time insights, and a deeper understanding of your home’s behavior.
10- Do you work with out‑of‑town clients for properties in your area?
Yes. I regularly work with out‑of‑town owners. We can coordinate everything by phone or video, and you’ll receive full recordings and documentation.
11- How long does it take to receive the written Priority Map & Action Plan?
Typically within 24 hours, though a 24–72 hour window is allowed depending on complexity and workload.
12- How do you determine my home’s subscription price?
Pricing is based on square footage and typical home conditions. Larger or more complex homes require more time and may fall into a higher tier.
13- What if my home is unusually large or has multiple structures?
Homes with extra square footage, multiple buildings, or complex layouts may require adjusted pricing. Any changes are always discussed and agreed upon before service.
14- Can I get both the Quarterly Subscription and the Annual Check‑Up?
Yes. Many homeowners choose both for full‑spectrum stewardship. Clients with an active Quarterly Subscription receive $25 off their Annual Check‑Up.
15- Do you perform repairs during visits?
No. StructureSense provides diagnostics, maintenance oversight, and stewardship guidance. Repairs and contractor work are referred out to qualified professionals.
16- Do you service businesses or commercial properties?
Yes. Some businesses and special‑case properties may require biannual diagnostics or custom pricing. These are evaluated individually.
17- Can I cancel my subscription?
Yes. Subscriptions can be canceled at any time before the next scheduled visit. There are no penalties or hidden fees.
